Need a Copy of the WSG Homeowners Insurance Policy?

If you are refinancing your mortgage, getting a home equity loan or changing your personal insurance policy, you may be asked by your bank or broker to provide a copy of the Weathersfield homeowners insurance policy.  They want this information to make sure you have adequate homeowner’s insurance to protect their investment (or adequate coverage, if the request comes from your personal insurance company).  Here is what you should do:

  • Call the Seagroves Agency at (919) 542-3750. Seagroves is our insurance broker, and they handle our insurance policy with Nationwide Insurance.
  • The Seagroves representative will tell you that the requestor doesn’t need a copy of the complete, lengthy policy.  What they really need is the one-page Certificate of Insurance for the Weathersfield policy.
  • Seagroves will contact your bank or broker and send them the Certificate directly with your name and reference number.   Simple as can be!

Changes in Monthly Assessment and Insurance Deductible Coming

On December 1 all WSG Homeowners were mailed information about upcoming changes that affect us all:

Monthly Assessment
At the Annual General Meeting in November, homeowners voted to increase the monthly assessment we all pay from $265 to $275 per month beginning January 1, 2018. The mailed notice informs you if you are enrolled in auto-draft with Berkeley Property Management, your account will be revised to collect the new amount beginning in January. You do not need to take further action. However, if you pay your assessment through direct bill pay with your bank, you will need to access your bank’s on-line pay system to increase the amount you pay.

Insurance Deductible Increase
Beginning April 1, 2018, the Weathersfield insurance deductible will increase to $10,000. While this will result in cost savings to the Association, you will need to make sure your own HO-6 homeowner’s policy provides enough “additions and alterations” coverage to cover the new deductible. Information on WSG and Homeowner Insurance Posted

We have posted information on how the Weathersfield insurance and your personal homeowner’s insurance work together.  This is important reading! On April 1, 2018, the Weathersfield insurance deductible will increase to $10,000.  This will allow us all to save $6000 in premium payments each year (or $60 per resident).  But, you need to make sure your own HO-6 homeowner’s policy provides enough “additions and alterations” coverage to cover the new deductible.

Annual General Meeting Packets Mailed

The Annual General Meeting for Weathersfield homeowners will be held Monday, November 6, 2017, at The Gathering Place from 6-9 PM.   All homeowners are strongly encouraged to attend this important meeting, where we will elect new Board members, vote on the 2018 budget and conduct other, important business.  Plus, there will be social time both before and after the meeting, giving you an opportunity to talk with your neighbors and enjoy refreshments.

Materials for the meeting were mailed to all homeowners at the beginning of October.  The packet included:

  • Meeting announcement letter from the Board of Directors,
  • Meeting agenda,
  • Biographies on nominees for the Board of Directors,
  • Reserve Fund Report,
  • Proposed 2018 budget,  and
  • Proxy for those unable to attend the meeting.

Please consider completing and returning a 2017 AGM Proxy, just in case you don’t or can’t attend the meeting in person.  Your proxy is revocable if you decide to attend.   We must have a quorum of homeowners represented in person or by proxy to conduct the important business of the Annual General Meeting.  You can file your completed proxy by mailing it to Berkeley Property Management at the address shown on the proxy form or placing it in the Weathersfield Service Group VI box at the Gathering Place mail kiosk.

Annual Termite Inspection

Pest & Termite  Consultants will be conducting annual termite inspections on Wednesday, September 27, and Thursday, September 28, between the hours of 8 AM and 5 PM.    The inspection is absolutely necessary to ensure that we eradicate these destructive pests and minimize their damage.  Termites can destroy the structural integrity of your home if not detected and properly treated.

The inspector will need access to crawlspaces and garage interiors.

Here is the procedure to get your home inspected:

  • Inspectors will knock on doors during the inspection period, and they will inspect the crawl spaces of those homes as contact is made with each resident.
  • You may schedule your inspection for a particular time by contacting the on-site inspector and setting a time that is convenient for you.  The inspector will be wearing a company uniform (blue trousers and blue shirt with the company name on the shirt).  Company pickup trucks are also blue with the company name on the driver side door and tailgate.
  • You may also schedule a specific time on one of these days by calling Pest & Termite Consultants at 919-870-8003.
  • The inspectors cannot perform a complete inspection of garages if they do not have access to the interior walls.  Please move any boxes about 12-18 inches away from the walls so that this area can be inspected.

Please remember to leave crawl spaces and garage doors open if you will not be present for the inspection.  The inspection cannot be conducted if they do not have access.  We will schedule one more inspection date for the units that are locked during the first inspections.  If your unit is locked for both inspections, you will be required to schedule an inspection at your expense.  Your cooperation is greatly appreciated.
