Annual General Meeting Results

The Weathersfield Service Group VI ballots from the mail-in Annual General Meeting have been tabulated separately by Mill House and the Board Secretary.  Out of a total of 104 possible votes (one vote per household), 76 were received, exceeding the necessary quorum of 63 (60% of all households as specified in the Covenants, Article IV, Section 5).  The results follow.
    • The three candidates running for the three open Board Director seats also received the most votes:  Steve Krasnow (74 votes), Larry Layton (74 votes), David Spencer (76 votes).  There was one write-in nomination, but the person named is not interested in board membership.  The new slate of directors and officers will take effect on November 6 after a special meeting in which board roles will be determined.
    • As required by our Covenants (Article IV, Section 3), a two-thirds majority of those households voting was needed to pass the requested monthly fee increase of $25.  Out of 76 votes cast, there were 65 yes votes and 11 no votes for a total of 86% in favor.  The measure passes and the fee increase will take effect in January, 2022.
A separate notice on responses to homeowner questions will be sent this week.

New Start Date: Aeration and Overseeding

NEW START DATE:  Ruppert Landscape will begin aeration and overseeding of all grassy areas on both Common Areas and private property (up to the HVAC) on Thursday, October 21, weather permitting.

Aeration: Compacted soil prohibits three vital elements lawns and grassy areas need (water, nutrients, oxygen) from reaching the root system. Core aeration will allow these elements to penetrate the root zone, improving growing conditions and thereby reducing run off and making fertilizer application more effective.

Overseeding: Turf areas can be supplemented and enhanced by overseeding (broadcast spreading) of lawn and grassy areas with a blend of Tall Fescue and Bluegrass, depending on the type of green that exists.

Termite Inspections This Wednesday

Pest & Termite Consultants will be conducting annual termite inspections on Wednesday, October 13, 2021, from 8:00 a.m. until 4:30 p.m. The inspection is absolutely necessary to ensure that we eradicate and minimize the destructive nature of these pests.  Termites can destroy the structural integrity of your home/unit if not detected and properly treated.
The inspector will need access to crawlspaces and interior of garages.
Here is the procedure to get your home inspected:
Inspectors will knock on doors randomly during the inspection period and they will inspect those homes as contact is made with each resident.  Inspectors will be wearing a mask.
You may schedule your inspection for a particular time by contacting the on-site inspector and setting a time that is convenient for you. The inspector will be wearing a company uniform (blue trousers and blue shirt with company name of the shirt).  Company pickup trucks are also blue with the company name on the driver side door and tailgate.
You may also schedule a specific time on this day by calling Pest & Termite Consultants at 919-870-8003.
Pest & Termite Consultants will perform one other free inspection, which will be announced at a later date.
Please remember to leave crawl spaces and garage doors open if you will not be present for the inspection. The inspection cannot be conducted if they do not have access.  We will schedule one more inspection date for the units that are locked during the first inspections.  If your unit is locked for both inspections, you will be required to schedule an inspection at your expense.  Your cooperation is greatly appreciated.  If you have any questions, please contact Michelle Johnson at 919-448-5150 or hoa@millhouseproperties.com.

Reminders from the Landscape Committee

Friendly reminders to all homeowners:

  • That if garden debris is placed at the entrance to the Close or on the side of the road for pick up by Ruppert Landscaping, it must be in paper BROWN LAWN BAGS, not plastic bags. Ruppert will not pick up any debris in plastic bags.
  • Please refrain from placing the leaf bags out prior to Ruppert’s routine maintenance day – Wednesday– especially if the weather forecast is for rain. Either place them out on Tuesday evening or Wednesday morning. Wet paper leaf bags are difficult to pick up since the bottom tends to fall out.
  • Please be respectful of the Ruppert crew’s job for us and thank you for your cooperation.

Possible Car Thieves and Email Scams in Weathersfield

BE AWARE . . . LOCK YOUR CAR . . . CLOSE YOUR GARAGE

On a regular basis, a late model SUV has been observed in Weathersfield closes between the hours of 10:30 P.M. and 1:30 A.M.  THIS IS NOT SOMEONE DELIVERING NEWSPAPERS.  The same car has one or more occupants and comes into the closes and appears to look for open garages and unlocked cars.  When observed and called out to, they quickly flee.  One of the individuals who gets out of the car is a tall, thin, Caucasian young adult. Unfortunately, these individuals are far enough away that the person observing them cannot tell the color or exact make of the car or read the license plate.

Please be aware that this is happening on a REGULAR BASIS and seems to suggest that our neighborhood is being “cased” for unlocked cars and open garages.

Please make sure that you keep your garages closed at night and, if your car is parked in the close parking lot, keep it locked.

If you are able to get identifying information about this vehicle and/or its occupants, contact the sheriff’s dept. with that information.  The 24-hour non-emergency number is 919-542-2911.

In addition, Email scammers are, again, at work.  If you receive an email asking for assistance of any kind with Jo Bolig, WSG President, as the sender, know that THIS IS A BOGUS EMAIL.  Do not respond to these emails.  The senders do not use Jo’s legitimate email address.  They ask for “help” that may take the form of requesting gift cards.  IGNORE ALL SUCH SCAMS.
